When the second shower turns cold just as the dishwasher starts, the type of hot water system suddenly matters. The choice between instantaneous versus storage heaters affects how much hot water a property can deliver at once, what it costs to run, and what is involved in replacement or installation.

For homes, rentals, rural properties and commercial sites around Busselton and the South West, there is no single system that suits every situation. Household size, fuel availability, existing services and daily hot water habits all need to be considered before choosing a new unit.

How instantaneous hot water heaters work

An instantaneous heater, often called a continuous-flow system, heats water only when a hot tap is opened. Cold water passes through the unit and is heated by a gas burner or electric element before travelling to the shower, tap or appliance.

Because there is no tank of pre-heated water, an appropriately sized instantaneous system does not run out of stored hot water. It can keep supplying hot water while water is flowing, which makes it appealing for busy households with staggered showers or properties where space is limited.

Most gas continuous-flow units are compact and commonly installed on an external wall. They are a practical option where natural gas or LPG is available, but the gas supply, pipe sizing and ventilation requirements must suit the selected appliance. On rural properties using LPG, bottle capacity and refill access should also be part of the decision.

The key limitation is flow rate. An instantaneous heater has a maximum amount of water it can heat to the required temperature each minute. If several showers, taps and appliances operate together, the available flow may be shared between them. Colder incoming water during winter can also reduce the volume the unit can heat at a particular temperature rise.

Where continuous flow is a good fit

Instantaneous systems often work well in smaller homes, units and renovations where there is limited room for a tank. They can also suit households that value long showers at different times of day, rather than several people using hot water simultaneously.

They are not automatically the best choice for a large family home with two or three bathrooms in use at once. A larger-capacity unit, or in some cases multiple units, may be needed to maintain comfortable shower flow. The right system is determined by expected peak demand, not just the number of people living in the house.

How storage heaters work

A storage water heater keeps a set volume of hot water in an insulated tank. The water is heated by gas, electricity, solar energy, a heat pump or a combination of these, then held ready for use. When the tank is depleted, it needs time to recover and heat another full supply.

The main advantage is strong delivery over a short period. A correctly sized storage system can handle several high-demand uses close together, such as morning showers, baths and kitchen use. The stored hot water also means the system is less dependent on immediate gas burner capacity or electrical supply at the moment a tap is opened.

Storage systems take up more space than continuous-flow units and require a suitable location for the cylinder, whether it is inside, outside or on a roof. They also lose a small amount of heat through the tank over time, known as standing heat loss. Good insulation reduces this, but it cannot remove it entirely.

Storage system options

Electric storage heaters are common and can be straightforward to replace where the required electrical supply is already in place. Depending on the tariff and system configuration, they may heat at set times rather than continuously. This can be economical in some circumstances, but it is essential that the tank capacity matches the household’s daily use.

Gas storage heaters generally recover faster than standard electric storage units and can be a sensible option where gas is already connected. Solar hot water and heat pump systems use a storage tank too, but they reduce reliance on conventional energy by using the sun or heat from surrounding air. These systems can be very effective, although location, installation cost, weather conditions and available space all matter.

Instantaneous versus storage heaters: the practical differences

The most useful comparison is not simply tank versus no tank. It is about when and how a property uses hot water.

An instantaneous unit usually offers a lower physical footprint and avoids keeping a tank hot overnight. It delivers hot water for as long as its rated flow can support demand. This makes it convenient for a household with regular but spread-out use.

A storage heater keeps a reserve ready for periods of concentrated demand. It may be better suited to a home where several people shower in the morning, where a large bath is used often, or where the property has multiple bathrooms. However, if the tank is undersized, the last person in line may be waiting for recovery.

Upfront costs vary widely. Replacing like for like can be more economical than changing from storage to continuous flow, or the other way around, because changes may involve new gas lines, electrical work, pipework, drainage, mounting arrangements or alterations to the tempering valve. A lower-priced heater is not necessarily the lower-cost installation.

Running costs also depend on the energy source, the system efficiency, hot water usage and local tariffs. A household that uses little hot water may appreciate the reduced standby losses of an instantaneous unit. A household with a suitable solar or heat pump setup may find a storage system provides better long-term value. Comparing products by their energy rating and estimated operating cost is more useful than choosing based on purchase price alone.

Choosing the right capacity and flow rate

Sizing is where many hot water decisions go wrong. A tank should be selected for the number of occupants, bathrooms, fixture types and likely periods of peak use. Bigger is not always better, as an oversized tank can mean unnecessary heating costs.

For continuous-flow systems, litres per minute is the important figure. Consider how many outlets are likely to run at once and the preferred shower flow. A system that performs well for one shower and a kitchen tap may struggle if two showers, a washing machine and a dishwasher are operating together.

Water-saving showerheads can reduce demand, but they are not a substitute for proper sizing. Likewise, low water pressure, restrictive pipework or a failing pressure-limiting valve can affect hot water performance even when the heater itself is working correctly.

Installation factors for South West properties

A hot water replacement is a good time to check the full setup rather than focusing only on the old unit. Gas systems need correctly sized pipework, compliant installation and safe clearances. Electric systems may require electrical upgrades, which must be handled by a licensed electrician. Tempering valves, pressure relief valves and safe drainage arrangements are also essential parts of the job.

On rural properties, distance between the heater and bathrooms can make a noticeable difference. Long pipe runs mean more water is wasted while waiting for heat to arrive, and the pipes lose heat along the way. In some larger homes, locating the heater closer to high-use areas or using separate systems can improve convenience.

For rental and commercial properties, reliability and recovery time deserve extra weight. A system that saves modestly on energy but cannot meet regular demand can lead to complaints, downtime and avoidable replacement costs.

When replacement should not wait

Rust-coloured water, leaks around the tank, inconsistent temperature, a noisy burner, repeated pilot problems or a relief valve that continues discharging water all warrant attention. A storage tank near the end of its service life can fail without much warning, potentially causing water damage.

With a continuous-flow system, error codes, poor temperature control, ignition faults or reduced flow should be checked by a qualified technician. Gas hot water work should never be treated as a DIY repair.
