A well-planned new build plumbing installation gives your home reliable water, effective waste removal, safe gas services and hot water that suits the way your household actually lives.

For homeowners and builders in Busselton and across the South West, getting the details right early matters. Local soil conditions, coastal exposure, rainwater requirements, site levels and the chosen hot water system can all influence the right approach.

Start new build plumbing installation at the design stage

Plumbing should be considered alongside the floorplan, not after the kitchen, bathrooms and laundry have been finalised. The location of wet areas affects pipe lengths, drainage falls, hot water performance and future access for maintenance.

Grouping bathrooms, laundries and kitchens where practical can reduce unnecessary pipework and simplify drainage. That does not mean every wet area has to sit back-to-back. It means understanding the cost and performance impact before committing to a layout with fixtures spread across the home.

A plumber should review the plans early to confirm where water and sewer connections will enter the property, how drainage will run, where the hot water unit will sit and whether gas is required. Drain access points are equally worthwhile. If a blockage occurs years later, accessible inspection openings can make diagnosis and clearing faster, without removing fixtures or disturbing finished areas.

Keep stormwater separate and planned

Stormwater is different from wastewater. Roof water, surface runoff and drainage around the home must be directed through an appropriate system rather than being allowed to pond near footings, pathways or external walls.

A sound stormwater plan considers roof catchment, gutters, downpipes, site levels, soakwells or other approved disposal methods, and the likely flow of water during heavy rain. In coastal and sandy parts of the South West, ground conditions can vary from one block to the next. The solution that works on a nearby property may not be suitable for yours.

It is also wise to plan drainage around patios, alfresco areas and driveways before concrete or paving begins. Water that regularly sits against a house can create ongoing maintenance issues that are far harder to deal with once the property is complete.

Water supply and pressure should suit the household

A new home needs more than water pipes to each tap. The system needs to provide suitable pressure and flow when several fixtures are used at once. A family home might have two showers running while someone uses the kitchen tap and the washing machine is filling. Pipe sizing, fixture selection and the incoming supply all influence the result.

This is especially relevant in larger homes with multiple bathrooms or long runs between the hot water unit and distant taps. Long pipe runs can mean more water is wasted while waiting for hot water to arrive. In some designs, relocating the hot water system or considering a recirculation option may be worthwhile. It depends on the home’s layout, expected water use and budget.

Water-efficient taps, showers and toilets can reduce consumption, but the best choice is not always the lowest-flow fixture available. The aim is to balance efficiency with a comfortable, practical result. A plumber can help match fixtures to available pressure and the needs of the household.

For rural properties, the design may also need to account for rainwater tanks, bore water, pressure pumps, filtration or separate supplies for the house and garden. These systems need suitable components and clear separation where required to protect drinking water.

Choose hot water before the rough-in is complete

Hot water is a major decision in any new build. The right system depends on the number of occupants, bathrooms, energy preferences, available services, installation location and the household’s daily routine.

Gas storage, continuous-flow gas, electric storage, heat pump and solar-assisted options all have different strengths. A continuous-flow gas unit can provide hot water on demand, while a storage system can be a practical choice where the right capacity and energy source are available. Heat pumps can be highly efficient, but placement, noise considerations and operating conditions should be assessed properly.

The plumbing rough-in must support the selected unit. That includes water lines, valves, tempering requirements, drainage where relevant, electrical or gas provisions, and safe access for servicing. Choosing a system late can result in avoidable changes to cabinetry, external clearances or pipework.

Gas services need licensed planning and installation

If your new home includes gas cooking, space heating, a fireplace, a barbecue point or gas hot water, those requirements should be included in the initial services plan. Gas pipe sizing must allow for the combined demand of appliances, not simply the first appliance being installed.

Planning for a capped future gas point can be sensible where an outdoor kitchen, heater or additional appliance may be added later. It is generally easier to provide for it during construction than to run new pipework through completed walls or beneath finished paving.

Gas installation is licensed work and must be completed, tested and certified in line with applicable Western Australian requirements. Correct appliance clearances, ventilation and commissioning are essential to safe operation.

Coordinate plumbing with every trade on site

The best plumbing work can still be affected by poor site coordination. Plumbers need confirmed cabinetry plans, fixture specifications, appliance details and accurate wall locations before the rough-in is finalised. Builders also need to coordinate plumbing around electrical work, air-conditioning, structural beams, waterproofing and tiling.

There are usually several stages to a new build plumbing installation. The underground stage establishes drainage and water services before or around the slab work. The rough-in installs pipework within walls and ceilings before linings. Fit-off occurs once surfaces, cabinetry and fixtures are ready. Final testing and commissioning confirm that systems operate correctly before handover.

Changes can happen during any of these stages, but early communication keeps them manageable. If a client changes from a freestanding bath to an in-wall bath mixer, or selects a larger fridge with a water dispenser, the plumbing requirements can change quickly.

Avoid the shortcuts that cause problems later

The cheapest quote is not always the lowest-cost outcome. New-build plumbing is largely hidden once the job is complete, which makes workmanship, compliant materials and proper testing especially valuable. A leak inside a wall, a poorly supported drain or insufficient hot water capacity can cost far more to rectify than it did to install properly.

Before work begins, make sure the scope is clear. It should identify included fixtures and connection points, stormwater responsibilities, hot water allowances, gas appliances, external taps and any special items such as filtration or rainwater connections. Ask who supplies fixtures, what happens if selections change, and how compliance documentation will be provided.

It is also worth thinking beyond handover. Leave practical access to valves, hot water equipment and drainage inspection points. Keep records of the plumbing layout, particularly where pipes run under concrete or through landscaped areas. This information can save time when you renovate, install a pool or investigate a future leak.
